Repair is uncomplicated, since individual loose or damaged shingles can easily be reattached or replaced. May need moss removal.
Normal lifespan: 20-30 years.
2. Metal
Cost: $120-$900, depending on type of metal
Maintenance: Requires minimal care, only occasional cleaning and sealing.
Normal lifespan: 50 years.
3. Concrete
Tiles Cost: $150-$250
Maintenance: Just needs cleaning, especially if there is algae buildup. Though concrete roofs don’t have to be sealed, they can be painted.

4. Wood Shakes

Maintenance: High maintenance. Wood must be kept clean, well ventilated, and free of excessive moisture (from gutters, overhanging trees, etc.). Shakes with pressure-impregnated preservative are available.

5. Clay Tiles
Cost: $300-$600
Maintenance: Must be cleaned frequently of dirt, algae, and mold. Sealing is recommended.
Normal lifespan: 100 years
6. Slate Tiles
Cost: $500-$1,700
Maintenance: Should be inspected annually for cracked or missing tiles. Roofers experienced in working with slate are relatively rare these days.
